BUYERS ASSISTANCE PROGRAM
The Hastings County Down Payment Assistance Program assists the Quinte Region with modest incomes who pre-qualify for an insured mortgage to purchase their home instead of continued renting. The program typically runs on a yearly basis with fixed funding available on a first come first served basis. Eligible participants can apply to receive an interest-free loan of up to ten per cent of the purchase price of a home, if you live in this home for a fixed period of 20 years, you never have to repay the loan. If you move early, your down payment repayment+ goes right back into the program to help another family achieve their dream.
Either scenario with my services, I educate clients on what to look for to build value and the best potential to have that home fit every stage of life to last the 20-year period.
A huge benefit to this program is getting out of the vicious circle of renting. Think of your 5-year plan, without the program would you still be renting due to the inability to save a down payment yourself?
Well if you’ve taken your savings each month from paying your own mortgage instead of renting (let’s say it’s $200/month) and we did think about these key elements and you’ve built yourself some equity in your home, you’re very likely to accumulate the money you need to move forward with your next stage in life purchase even after paying the program back if you choose to sell early.
