Downsizing a lifetime of nostalgia in a larger home means having to go through your possessions or that of a loved one and deciding what to bring, downsize or donate. With my services, I assist in managing all or a portion of the disposal, donation or sale of any extra assets. From moving, planning out the new space and helping you decide which pieces to take, to donating to local community programs and people in need and arranging consignment to sell some of your items to recoup moving and disposal costs of non-donatable items.
Free Market Value & Listing Services
A.Fox offers estimates on market value for resale, divorce, bank sale and estate considerations and sales purposes with customized services that work for you. We realize together the opportunity of selling your property by taking the time to understand your lifestyle, what you are dealing with, your goals, and where you need help most. I ask the right questions to understand key details and provide the most relevant feedback and solutions.
Fox Fix: Is replacing them an option and/or is it really going to help or increase value? Ask me! And if it isn’t an option, or doesn’t have the return value…CLEAN THEM! Do it yourself or rent a professional cleaner, very cost effective and the value of a clean home goes further in the mind of buyers by showcasing a well-cared for potential home to purchase!
Fox Fix: CLEAN THEM! Fill Them! and/or use a light paint. Shades of grey’s & whites are the current go-to (tans/yellows can date a home, very dark colours can be a turn off) or perhaps an innovative of the moment light teal/greyish blue neutral to create an appealing, trendy clean & spacious environment but don’t overdo it and remember my second opinion is FREE!
Fox Fix: CLEAN THEM! Fix Them. Ask me for a resource to cost effectively hire out these few small jobs all at once and downsize any areas of concern to potential buyers.
Fox Fix: CLEAN THEM! Cost effectively update them with new plain clean panels or borrow them for the duration of your sale, friends and family are a good go to source for staging items that may best showcase you’re home.
Fox Fix: Get on it! Change the bulbs, replace face plates, use table & floor lamps in rooms without ceiling lights, and keep them turned on during open houses and showings! Bigger issue? I count the best electrician in the area as a good friend, let’s get a free opinion / estimate, we can market the fix as ready to be addressed by the buyer, or paid for by closing if it’s not in the budget to do ourselves before the launch.
Fox Fix: Did you know animal urine is about the #1 offender of turn-buyers-completely-off-your-house smells you can have in your home? CLEAN! Remove animals if possible for showings (Dogs make some people nervous, though they’re our best friends!), and remove the cat litter from high traffic areas, or even better… take it out of the house! (basement or garage).

Within 48 hours of your call and geared to your timeline I arrange a walk-through and adjusting the estimate more specifically to your home advising on a target current value price if you were to list today.
